I'll second the Linksys WRT54G.  I have the std model and we get the top
rated speed or close just about anywhere in our, just under 3,000 sq.ft.,
home.  

Try changing the transmission channels, etc., and location before buying a
new router.  Location is important.

The Linksys WRT54G has been a favorite amongst my geeky friends for years. I
got mine at Staples for $35 or so. They price-matched an on- line flyer from
somewhere.

I had the 'C' version which stands for compact. The range wasn't as good as
the regular external antenna'd one despite what the reviews said.
