my mom's house was having a dust problem that we eventually chalked up to
the crawlspace floor (dirt) migrating up into the carpet.  we put down
some plastic sheet to (hopefully) keep the dust out.  water condensed
under the sheeting and the floor would turn to mud in some places (not
thick mud, but wet nonetheless).  you could smell whatever was growing
under the sheet, so we removed it.
