Moose, I have a 12’x10’ insulated door on my shop. I didn’t want a screw or chain drive because I didn’t have the available overhead space so I went with a shaft (or wall mount) opener from Liftmaster. Works great. It has Wi-Fi & BT, but they don’t need to be used except for setup. I got mine from Lowe’s as an unopened special order that was never picked up, discounted 50%!
I haven’t looked, but you might be able to find one online @ a discount shop.
There are some that have battery backup built in if that would be helpful.

It was a Raynor 1/2 and lasted 23 years (so it really didn't owe me anything.) It failed most likely because the springs weren't tension properly (they 'slacken' over time and I never readjusted them. That has since been corrected.)
Anyway, local place that did the install quoted 2 grand for a new one installed.
I just want to buy one and install it myself. But all I find are the 'big box' brands that have wifi and such and 3 and 4 piece 8' rails.
I do NOT want wifi. Just a button. Also, I want a 12' one piece rail, so I guess that is why I'm having a hard time finding them online.
Anyone got any suggestions?
