Our tankless lives in the attic along with a bunch of electronics and
heat is a much bigger problem than freezing, but then we live halfway
between San Francisco and San Jose.
One other note on the tankless - they typically have a little control
panel to set various options - outlet temperature, etc. Our Noritz goes
offline if you have a power failure, and someone has to go push the 'on'
button.
I'd originally put the control panel in the attic near the water heater,
and it quickly proved necessary to relocate it somewhere in the living
space where my wife could push the 'on' button when necessary.
