Had lots of similar problems with mine for a while. My current stuup uses:
-Inner bearing XLJ1 3/4 RHP
-outer bearing 5RF 6207-2RS1
-Inner oil seal National 473448 1.750x2.996x0.375 (double lip) or CR-17695
(single lip)
The double lip seals helped a lot, while the speedy sleeve finished the job.
Things stay much dryer these days.
