Rip off everything, down to the rafters. New plywood, then look into new the
rubberized materials. I have that above a bathroom addition. I like new,
hi-tech materials. I had a roofer do the roof on two rooms after I moved in.
Much easier to get rid of the old materials when it's HIS job.
